How long will this take?

RESIDENTIAL CONVEYANCING – HOW LONG WILL IT TAKE?

 

How long it will take from instructing us until you move will depend on many factors which can potentially increase or decrease the average timescale of 6-10 weeks for a sale/purchase. The date for completion will need to be agreed by parties in the chain on exchange and you should not make any definite moving arrangements until we have confirmed the completion date upon exchange of contracts.

Factors which may increase an average timescale:

1.  Leaseholds/management company involved
2.  Longer chain
3.  Mortgage(s) or bridging finance required
4.  Lease extensions or deeds of variation required
5.  Defects in title, including complex unregistered titles
6.  Any party being slow to provide or return information/documentation

Factors which may decrease an average timetable: 

1.  Freehold transactions, particularly involving first time buyers or where there is no onward chain
2.  Auction transactions
3.  Short chain
4.  Parties providing or returning information/documentation promptly
